The lease identifies the named tenant. Written terms separately identify the approved operator and permitted short-stay use where required.

The named tenant remains responsible for paying rent and meeting the obligations documented in the lease.

For properties introduced through a managing agent, Homelobby’s role is to operate within the expressly approved lease arrangement—not to remove the agent from the relationship.

Agent FAQ

Questions about an approved arrangement.

Is this an undisclosed subletting arrangement?

No. Homelobby’s policy is that the intended short-stay use and operating structure must be expressly disclosed and approved before the property is advertised.

Who signs the lease?

The contracting structure is agreed with the owner and agent before execution. Depending on the approved arrangement, the named tenant may be Homelobby Pty Ltd or its director. The named tenant, approved operator and permitted use should be documented accurately.

Will Homelobby replace the existing managing agent?

For an approved lease introduced through a managing agent, Homelobby does not seek to replace the agent’s role in lease administration or owner communication.

What happens if a neighbour or building manager raises a concern?

Homelobby provides a direct local contact and 24/7 operational response. Material issues are documented, investigated and escalated to the appropriate agent, owner or building contact.

How is excessive noise managed?

House rules set clear noise and party expectations. Suitable properties can use noise monitoring to identify sustained excessive noise, supported by direct guest contact and local escalation.

How do you determine whether a property is eligible?

The proposed use must be considered against owner consent, the lease, strata by-laws, planning requirements, STRA registration, safety requirements, insurance and practical building conditions.

What happens at the end of the lease?

Vacant possession, cleaning, furniture removal and make-good obligations are handled in accordance with the lease and documented property condition requirements.
